Proposed Planning Application
Cupar - Gilliesfauld site
On behalf of PREF (Protect Rural East Fife), I am writing to comment on the above as detailed on your website www.planningscotland.co.uk.
Our comments are as follows;
1. The density of housing proposed is excessive and well above that of neighbouring developments. The site would be overly congested and may lead to a development comparable with a 'ghetto'. The high density of housing would not be conducive to the character of the town nor the unique character of the surrounding area which is on route towards a 'world class' destination. We believe this site is inappropriate for a development of more than 150 houses, given the surrounding density levels.
2. The application is premature and pre-empts adoption of the finalised local plan. Presently, there is no justification for housing on this site and we should hope that your application could be withheld until such time as Fife Council have clearly shown this justification in their Development Plan.
3. All available Brownfield sites in Cupar should be exhausted prior to the development of this Greenfield site.
4. Any planning application should include:
a) use of renewable energy on ALL housing (e.g solar panels on south roofs!)
b) affordable housing guaranteed in perpetuity (not to be sold off)
